Large Commercial Painting Projects for Grand Rapids Properties

A large commercial painting project is a different animal from a single repaint. It has several areas, several phases, a schedule that has to agree with other trades or tenants, and a lot of surface area that has to look consistent from start to finish. The painting itself is the easy part. Planning it is the job.

This is the kind of work AAR Painting LLC is built to grow into. Alvaro spent 13 years learning painting jobs of every size, and his goal is to be the commercial painting contractor a larger company can call back again and again. The crew starts small and adds painters as the job demands.

In the Grand Rapids area, large projects tend to look like multi-suite office buildings, retail strips, apartment buildings and warehouse or light-industrial spaces. Each calls for a different mix of lifts, spray or roller work, and phasing, and we scope it before we price it.

When you need a project-scale painting contractor

  • The scope spans multiple floors, suites, buildings or elevations
  • The painting must be phased around tenants, staff or other trades
  • A deadline is tied to a lease start, an inspection or a reopening
  • The surfaces vary: drywall, metal, masonry, doors, ceilings and exteriors on one property
  • You want one contractor accountable for the whole painting scope
  • A previous painter could not staff the job or keep the schedule

How we run a large painting project

  1. Site walk and scope

We walk the property, measure the areas, list every surface and note access limits, hours and who coordinates on site.

  2. Staffing and schedule

We decide how many painters the project needs, how it is phased and what the finish date looks like, and share the plan with you.

  3. Mobilize and protect

Equipment, access gear and protection go in place, area by area, so painting can start cleanly.

  4. Execute in phases

The crew works through the phases in order, with a check at the end of each so any issues are caught while the crew is still on site.

  5. Punch list and close-out

We work the punch list with you, finish touch-ups and hand the property back clean.

How large projects are priced

Scope drives the price on a large job. We build the quote from these items:

  • Total area to be painted, divided by floors, suites or buildings
  • Surface mix and condition, from new drywall to aged metal and masonry
  • Access: lifts, scaffolding and ladder work add equipment and time
  • Crew size and how long the schedule allows
  • Phasing requirements, off-hours work and working around other trades
  • Product specifications, number of coats and any color changes

Why larger companies work with AAR on big projects

We are a direct partner, not a layer of middlemen. You deal with Alvaro, who leads the crew, and the questions that come up on a big job get answered the same day, by the person who knows the work.

We want long-term working relationships with property owners and management companies, so the first project is done with the next one in mind.

We take on commercial painting projects across Grand Rapids and the neighboring cities. See our Grand Rapids painting page and Kentwood painting page.

Large Commercial Painting Projects FAQs

What counts as a large commercial painting project?

Generally, jobs where the scope is big enough to need a plan, such as multiple floors, a whole building, several suites or a property with many buildings. If it needs phasing and extra hands, we treat it as a project.

Can your crew handle a project this size?

Alvaro leads a small core crew and can bring in additional painters as scope requires. During the walk-through we will tell you how many painters we would put on the job and how long that means for the schedule.

Do you work with general contractors and property managers?

Yes. Coordinating with the person who manages the site, whether a general contractor, a facilities manager or a property manager, is part of a larger job, and we are glad to work to their schedule.

How are large projects quoted?

By defined scope. We list the areas, surfaces, number of coats and phases, so you can compare the quote against the work. The quote follows a site walk-through.

How do I start the conversation about a large project?

Call (616) 415-9590 or use the quote form with the property type, rough size and timeline. We will set up a walk-through.
